Gathering Information About Your Property
The township and county assessors are supposed to set "fair and accurate" values and assessments of your property. Unfortunately, since they are valuing hundreds of thousands of properties, they make mistakes. Our Property Tax team researches and gathers information to ensure your property is assessed fairly. We analyze the information to determine the best approach -- cost, sales comparisons, income, and equitable assessment. If you decide to appeal, we advise you on what we think the maximum reduction is.
Filing Your Appeal
If you and our team conclude your property is over-assessed, we will file the appeal. There are no filing fees and our team submits all of the necessary forms and data to the appropriate county or agency. We prepare for and represent you at all formal and informal panels, hearings, and boards. We will keep you up to date every step along the way in our efforts to make sure you do not pay a penny more in property taxes than you should.
Results and Fees
If we receive an offer from the assessor to settle your appeal, you decide whether to accept it. If we proceed to a hearing with the county board of review, we will advise you of the results. You also have the option of proceeding to the State Property Tax Appeal Board. In all cases, our fee is 1/3rd of the first year's tax savings. If you do not get a reduction in your assessment, you do not pay us anything.
