Why Should I Appeal My Assessment?
If we have tried to contact you, we have reasons to believe your property is over-assessed. You have every legal right to not pay more than what is fair and equitable. It costs you nothing to try, so we encourage you to do something about it.
What Will A Tax Appeal Do For Me?
A successful appeal will reduce your property's assessed value. If your assessed value is reduced, your taxes are reduced over what they would have been absent the appeal.
When Will I Know If My Appeal Was Successful?
Often we are able to settle with the assessor before ever going to a hearing. If so, we will advise you of the settlement offer and you will decide whether to accept. If we proceed with a hearing before the county board of review, the board issues its decision at the end of the hearing. We will advise you right away. If we appeal to the state, the process may take more time, but we will keep you apprised of the progress at every step.
What Are My Costs To Appeal?
Our fee is 1/3rd of the first year's savings based on the reduction in the assessed value of your property, even if you keep the reduced assessed value for more than one year. DuPage and Lake Counties reassess properties every four years, so your savings may last from 1 to 4 years depending on when you appeal. If you do not receive a reduction in your assessed value, you owe us nothing.
